Foreign National Program
The Foreign National Mortgage / Non-Resident Aliens Program is specifically designed for foreign nationals who are interested in buying or refinancing a home in the United States. This unique mortgage product operates on a Debt Service Coverage Ratio (DSCR) program, which means that the cash flow of the property must meet a 1:1 ratio. The advantage of this program is that it eliminates the need for income verification or a U.S. credit history to qualify for the loan. This makes the application process incredibly simple and accessible for foreign nationals.

The Foreign National Mortgage Program is ideal for borrowers who have one of the following visas: B-1, B-2, H-2, H-3, I, J-1, J-2, O-2, P-1, P-2 or reside in a Visa waiver country. It is important to note that the borrower must live and work in a foreign country and cannot live or work in the United States. Under this program, the borrower qualifies based on the property’s cash flow through our DSCR program. It is important to mention that this program is only available for non-owner-occupied residences and covers purchase, refinance, and cash-out transactions.
